Facilities Management & Building Maintenance

Know the building.

Manage the needs.

Plan what comes next.

Alessia Tudor provides facilities management and building maintenance for commercial offices, residential blocks and mixed-use properties.

We manage planned maintenance, reactive repairs, compliance coordination, specialist contractors, minor works and building improvements.

But our role is not simply to respond when something breaks.

We get to know the building, its assets, its history, the people using it and what the client plans to do with it next.

That understanding helps us make better decisions about what needs fixing now, what should be planned, where money should be spent and where unnecessary expenditure can be avoided.

More than a maintenance helpdesk

Good facilities management should reduce problems, not simply manage a growing list of call-outs.

Our approach combines day-to-day building management with practical construction knowledge, commercial awareness and forward planning.

We maintain visibility of the building's condition, maintenance requirements, known issues, upcoming compliance activity and planned improvements.

That allows individual decisions to be made in the context of the wider property.

If an asset is due to be replaced, we do not want to keep spending unnecessarily on short-term repairs.

If recurring failures indicate that replacement would provide better value, we will raise it.

And if an area is going to be refurbished in eighteen months, that should influence how it is maintained today.

Our focus is the operation, maintenance, condition and improvement of the building itself.

What We Manage

  • Planned Preventative Maintenance

We develop and coordinate planned maintenance programmes around the property and its assets.

This can include servicing, inspections, recurring maintenance, specialist visits and forward planning, helping reduce avoidable failures and improve visibility of future expenditure.

  • Reactive Maintenance

When faults and defects occur, we manage the process from initial report through to completion.

We assess the issue, coordinate the appropriate contractor or specialist, communicate progress and maintain a record of the work undertaken.

  • Compliance Coordination

We help clients maintain control of building-related inspections, servicing, certification and resulting remedial actions.

Working with suitably competent specialist contractors where required, we coordinate areas including fire systems, lifts, electrical systems, HVAC, water systems and other property-specific requirements.

Responsibilities are agreed for each individual building and client arrangement.

  • Building & Asset Management

Over time, we build a useful working knowledge of the property.

This includes key assets, maintenance history, servicing requirements, recurring defects, specialist contractors, planned expenditure and future improvement works.

The value is not simply having the information. It is using it when decisions need to be made.

  • Minor Works & Improvements

Not every building project needs to become a standalone construction project.

We manage repairs, replacements, alterations and improvement works as part of the wider building relationship.

  • Emergency & Urgent Works

Where urgent issues occur, we coordinate the appropriate response, specialist attendance and remedial action.

Emergency procedures, contacts, authority limits and response requirements are agreed around the needs of each individual property.

  • Building Fabric & External Areas

We coordinate maintenance and inspection of the physical building and relevant external areas.

This can include fabric repairs, roofs, doors, windows, internal finishes, external areas and grounds maintenance.

Where specialist advice is required, we coordinate the appropriate expertise.

  • Utilities, Energy & Building Performance

Where required, we can support utilities, energy use and wider building performance.

This can sit alongside planned maintenance, asset replacement, refurbishment and practical decarbonisation measures.

Know the building. Plan before problems happen.

Facilities management often becomes fragmented.

One contractor services the air conditioning. Another looks after the lift. Someone else manages the fire systems. Repairs are instructed individually. Reports arrive in different places.

Nobody necessarily has the complete picture.

Our role is to bring that information together.

We maintain knowledge of:

  • Building assets

  • Maintenance and repair history

  • Known issues and recurring defects

  • Relevant compliance requirements

  • Existing contractors and specialists

  • Client preferences

  • Planned capital works

  • Future refurbishment or fit-out plans

  • Current and future budgets

  • Areas where expenditure should be prioritised, deferred or minimised

Reactive maintenance will always be necessary.

But a building should not have to fail before somebody pays attention to it.

We place strong emphasis on planned maintenance, forward visibility and identifying recurring problems before they become expensive ones.

Fewer avoidable surprises.
